Our Approach – How Do We Do it?
Our approach is to purchase distressed properties that are well under market value usually 35%- 55% below the After Renovation Value (ARV).
We are one of the few wholesale companies that actually buy real estate and take title versus others that simply try to sell leads.
We are able to purchase and sell a lot of investment real estate by utilizing extremely detailed and sophisticated work flow processes while leveraging today’s technology to scale our business. This enables us to utilize a workforce that is 25% in size compared to our competitors thus allowing us to not have to incrementally increase our overhead costs as we grow. This allows us to provide cheaper properties to our investors by not having to tack on extra costs onto each deal, above our normal fees for unnecessary overhead.
How Do We Find the Best Deals?
We simply find and analyze a lot of deals every week. That is all there is to it. How we do this is what sets us apart from all of our competition. The CORE of our business is the ability to 1] Identify, 2] Qualify, and 3] Match and Sell a high volume of investment properties to our investors while maintaining a very low fixed overhead cost. This is done by utilizing advanced technology and marketing processes software. Here are just some examples: 1. Identify: We have four systems/software platforms in place that allow us to greatly leverage existing resources to quickly identify great Investor properties. Our Platforms allow us to accelerate the process of finding these properties through: 1) Sheriff Sales and Auctions, 2) REO Tapes from Banks, 3) Motivated Sellers and….yes, the 4th) Good Old MLS. 2. Qualify: We use a “Proprietary Property Comparison System” [PPCS] that allows us to quickly determine the ARV (After Renovation Value) by utilizing a combination of 3 Industry proven methods of BPO’s, Realtor CMA’s and the appraiser methods of “normalizing” the subject property (apples to apples approach) to other comparable properties within the same or similar GEO location. 3. Match: Our “Proprietary Property Matching Software” [PPMS] matches a property to our list of Real estate Investors, Cash Buyers and landlords. This is THE CORE OF OUR BUSINESS. We are able to manage THOUSANDS of buyers and sellers in an automated fashion.
